Why Do I Need to Fix My Crawl Space?
Three things destroy organic material, and wood (the stuff a house is made out of) in particular: water, heat, and ultra-violet radiation... of these, water is the most important, and the one we can control.
A vented or unconditioned crawl space under a home is a very bad idea, especially if it has a dirt floor. The earth has very high humidity in the soil. This water vapor moves easily, even through concrete as it is a porous material, into the crawl space and upwards into the home's living space.
This damp crawl space environment is unhealthy and destructive. It's a place where mildew and mold thrive and spread by producing millions of airborne spores – and because these spores are light enough to float on air they get into the upstairs. A crawl space accounts for higher heating and cooling costs, and insects, critters, and vermin love damp environments and wet materials. Rot and decay also occur in damp environments causing structural damage.
Old housing code is mostly to blame. This code and the thinking behind it claimed that if you vented a crawl space, air would enter in one side of the house and exit out the other, making the crawl space air fresh and blowing the moisture out. However, the natural airflow in a house is from bottom to top. This air flow sucks moist crawl space air – and everything in it – up into the living areas of the home. Mold spores, humidity, and odors travel up to create an unpleasant and unhealthy environment for people. Plus, many people are allergic to these things, and experience a host of symptoms... and don't even realize that it's their crawl space affecting their health.
Now there is a solution in the greater Chatham and London Ontario areas to the problems that crawl spaces cause – The CleanSpace Crawl Space Encapsulation System - developed by Basement Systems, the world leader in crawl space technology, and available in Ontario through Advanced Basement Systems.
The CleanSpace system completely isolates your home from the earth, dramatically reducing the humidity level in the air. Lower humidity levels reduce or, in some cases, eliminate mold growth, rot, and critters from your crawl space, making the entire house healthier.
The liner is a heavy 20-mil-thick material, similar to a pool liner. It is manufactured in seven layers – a blend of high-density polyethylene, low-density polyethylene, and two layers of polyester-cord reinforcement. It is blue on one side and white on the other. The bright white finished side really brightens a crawl space with the available lighting and allows you to easily see that your crawl space is free of mold, insects, and dirt. The CleanSpace liner is tough enough for you to crawl on it and use your crawl space for storage. Service people can crawl on it without worry of putting holes or tears in the liner. The liner completely stops moisture penetration.
