If you’re concerned about radon in your home, the first step is testing. Here is what you need to know.

Each year, the Canadian National Radon Proficiency Program (C-NRPP) publishes a performance report on consumer-grade electronic radon monitors to help homeowners make informed decisions. The below is a guide for what to buy and how to set it up.

1. Short-Term Readings Can Be Misleading

Electronic radon monitors provide results very quickly.

However, radon levels fluctuate daily and seasonally. According to C-NRPP, testing should be done for a minimum of 3 months, preferably during the heating season, when radon levels are typically highest.

Measurements can be significantly higher or lower than your true annual average. If you only test for a few days, you may not get an accurate picture.

Focus on the long-term average, not a 24-hour spike!

2. Where and How to Place Your Monitor

C-NRPP recommends placing your radon monitor in:

A room that is occupied for at least 4 hours per day
The lowest level of the home that is regularly used (often the basement)

If you only have access to a digital monitor for less than 91 days, C-NRPP recommends following up with a long-term radon test kit.

**DO NOT TOUCH/MOVE YOUR LONG TERM TEST KIT. Avoid constantly moving a short-term device, too**

3. Approved Consumer Devices (2024/25)

Our Big Renovation

“Laid down” plastic: To keep the damp, foul and musty odors away, laying down plastic doesn’t work. Air works its way upwards through the tiniest of openings, additionally, the flimsy plastic shifts, tears and breaks down over time.

We use a super-strong, thick and durable 20mil polyethylene sheet. It’s called “CleanSpace®”, as it also contains an antimicrobial agent which further ensures a healthy crawl space. The barrier sheets are sealed to one another, on any exterior wall, spray foam insulation and onto pillars, piers or posts.

Added a sump pump: The area excavated around the sump pit was saturated, and the pump lid was not completely sealed… allowing for dirt and debris to clog and damage the pump, increasing the likelihood of failure.

Anchoring a Failing Foundation Wall in Lambton Shores

We offer several options for foundation wall stabilization, and this job required a foundation wall anchoring system, The Geo-Lock™ Channel Anchor System. This permanent system can restore and reinforce the structural integrity of a home.

How it works:

Professional engineering is used to determine all aspects of the needed repair.
Holes are drilled into the failing foundation walls and lengthy zinc-plated steel anchor rods are inserted.

Fixing an Improperly Insulated Crawl Space in London, On

Crawl spaces, just like basements, are directly below our living space. While there may not be a full set of stairs inside a home to access a crawl space, this area should be treated just as a basement - completely sealed off from the outside environment.

Sealing or “encapsulating” a crawl space involves several steps - none which can be skipped or “skimped on”. Here’s our process:

We ensure the crawl space has the proper drainage in place. We address any plumbing or foundation leaks. Depending on the area, a home may require extra drainage installed and/or a sump pump specifically designed for crawl spaces.
We remove debris, including any moisture-laden fibreglass insulation, flimsy plastic sheeting, useless rigid insulation and mouldy cardboard.
We measure and install our super heavy duty CleanSpace® vapor barrier. CleanSpace is a 20-mil reinforced polymer liner that's offered with a 25-year warranty against rips and tears.
We often apply spray foam to the exterior walls or the header area in the crawl space. This helps keep the space comfortable regardless of the season. The CleanSpace barrier is then sealed to the spray foam.

Even Newer Homes Can Have Problem Basements

People build homes for many reasons, and often they desire a new one to enjoy a life without repairs or updates for years to come. However, even newer homes can have problem basements.

Four common issues include:

- Foundation cracks can occur within a few short years, as the area around the newly constructed home settles.

- Concrete is a porous material, and if the home was built in a low-lying wet area or without the proper grading water intrusion may occur.

- Rainwater management systems are sometimes ineffective; this can include improper grading, incorrectly placed downspouts and frozen or poorly installed discharge lines.

- Ineffective exterior waterproofing methods which just don’t last, such as ineffective membranes and clogged footing drains.

By their nature, basements, particularly unfinished basements, are often a cold and damp space – and even in new construction, problems in the basement can affect the entire home.

High Radon Readings in Amherstburg, ON

Chatham, ON - October 17, 2012

Advanced Basement Systems is a basement waterproofing, foundation repair, crawl space repair, and radon testing/mitigation company. The bulk of their work is in the waterproofing business, though in recent times through their radon division, National Radon Defense, they have uncovered some uncomfortable results in the City of Amherstburg.

Radon gas is naturally produced by decaying uranium in the soil, its health risk is lung cancer. It kills over 20,000 people a year and during the winter radon concentrations are up to 10 times higher. A low dose of radon over a long period of time is worse than a short time with high levels. Crawl spaces allow the most radon in as the floor is simply dirt. Sump pumps, floor cracks and drains let in radon into homes also.

Mike Modde is the Certified Radon Mitigation Technician for the National Radon Defense division and his job includes installing and reading results from radon tests that have been put into homes. The most common test purchased is a CRM (continuous radon monitoring), which provides very accurate results over a 72 hour period.

"We've been doing more tests than ever over the last few months and our readings in London and Chatham haven't been too bad, but in parts of Windsor and Amherstburg radon levels seem to be sky high", noted Mike after his last test this week in Chatham. "People need to be proactive and have a CRM test installed, really in any home, but especially if you live in Amherstburg."

Health Canada has been in touch with Advanced Basement Systems more than once regarding doing work in Ottawa, as the radon levels in our capital seem to also be very high. Advanced feels it's only a matter of time until the government starts to make radon a public issue much like it is in the USA.

Homes may need to have a test done in order to sell, business could need a test periodically and sump pumps will more than likely have to be sealed.
