The homeowner called Advanced Basement Systems to fix an ongoing problem in the crawlspace of his home. Flooding, high humidity and mould are constant issues for the house.
The home was built with a 3 ft crawl space that contained the HVAC system and duct work to service the home. The foundation is concrete block with a rough finished concrete floor. The exterior walls were insulated with fiberglass and a 6 mil poly vapour from the underside of the first floor deck to the top of the basement floor.
The home owner wants to use the space for storage but was concerned with water flooding and mould build up. The inspection revealed water stains in the batt insulation and mould present in the damp material. Advanced Basement Systems provided the solutions to dry out the area and provide the homeowner the safe space he was looking for.
The first step was to remove all the damp fiberglass insulation and the vapour barrier from the exterior walls. The house needed drainage from the area due to the heavy water seepage and constant flooding. A new sump pump system was included with all proper drainage to keep the water from coming into the crawl space.
The next step was to encapsulated the crawl space with Clean Space to provide a water proof barrier in the area. Spray foam insulation then was added to seal the Clean Space to the walls and to provide proper crawl space insulation. It is important to include the spray foam into the header as this can be an easy access for moisture to enter and heat to escape. A thermal barrier is required by code over the spray foam because a gas appliance was present in the crawl space, this was achieved with the use of a spray coating called DC315.
The final step in the project was to install an efficient, high-performance dehumidification unit that will dry out the area and keep it that way in the future.
The homeowner now has a dry safe space to use and allow him to have the storage room he wished for.
