Challenge: Access doors or open vents in a crawl space is one of the areas where the outside environment enters and affects an entire home.
Solution: A sealed crawl space access is one of the many things we do when encapsulating a crawl space. We also installed a well for improved access and drainage.
Challenge: This crawl space could be described as “high and dry”... but the dirt floor and lack of insulation on the exterior walls made the home’s floor cold during the winter months.
Solution: We completely sealed the crawl space from the outside environment, and added spray foam insulation. Spray foam offers a high R-value, sealing air leaks and also serving as a moisture barrier.
Before:
When a sump pump is included in a crawl space it must be treated the same way as a full basement. It should be checked regularly to ensure it works properly, the drainage lines need to be clear to move water away and it should be a sealed lid to keep moisture from the space.
In this case, the sump system was built into a dirt floor with an open pit.
After:
Advanced Basement Systems installed their Clean Space encapsulation over the dirt floor to seal the area and they installed a new pump and airtight lid to complete the job.

The home was showing clear signs the dirt crawl space had high humidity. The humidity creates a situation that leads to rust, mould growth and structural problems in the wood. The full system including a dehumidifier and spray foam will continue to protect the home for years to come.

Radon Gas testing was conducted and the results were above safe limits. The home had a sump pump system with no lid at all, which is one area that radon gas is sure to come into a home! Note* Water powered backup pumps make having an airtight lid difficult.
After:
Advanced Basement Systems installed the proper radon mitigation system and sealed all openings in the basement foundation. A sealed sump system with a new, reliable battery backup was also installed.
