Crawl Space Update in Blenheim, ON

Crawl space construction has changed over the years. Previously it was considered important to allow venting into the space from the exterior, insulation between the floor joists and a gravel base for drainage should water seep in.

New building techniques have shown a completely closed area with insulation along the walls and into the header provides a much better result. Humidity does not build up under the first floor and the area will stay warmer allowing the heating systems to work less.

In the case shown, the crawl space was clean and clutter-free but was not complete. It had outside vents into the area, rigid foam insulation along the exterior walls- but not into the headers- and a gravel base.

Advanced Basement Systems was called to update the area and improve the conditions. Encapsulation was completed with Clean Space, closed-cell spray foam was installed for insulation including into the headers, and the vents closed off.

The home now has a warm dry space which will improve the living areas above. Advanced Basement Systems provides home owners in London, Chatham, Windsor, Sarnia and surrounding areas complete free inspections to update outdated and troublesome crawl spaces.

Sealing a Crawl Space Access in Erieau, ON

Challenge: Access doors or open vents in a crawl space is one of the areas where the outside environment enters and affects an entire home.

Solution: A sealed crawl space access is one of the many things we do when encapsulating a crawl space. We also installed a well for improved access and drainage.

Crawl Space Rehab in Kent County ON

Challenge: This crawl space could be described as “high and dry”... but the dirt floor and lack of insulation on the exterior walls made the home’s floor cold during the winter months.

Solution: We completely sealed the crawl space from the outside environment, and added spray foam insulation. Spray foam offers a  high R-value, sealing air leaks and also serving as a moisture barrier.

Clean Space in Bothwell, ON

Before:

The home was built with a 5’ crawl space using block foundation and a dirt floor. It was tidy and well built, but still humid for most of the year. Over time the musty smell began to travel through the entire house.

After

Advanced Basement Systems installed their Clean Space encapsulation system and used spray foam insulation on the walls. The encapsulation will provide a vapour barrier from the dirt below and the spray foam will insulation will seal the system to not allow the air to pass through. The spray foam will add much needed insulation to the space and help maintain comfortable temperatures all year long.

Crawl Space Sump Pump in Bothwell,ON

Before:

When a sump pump is included in a crawl space it must be treated the same way as a full basement. It should be checked regularly to ensure it works properly, the drainage lines need to be clear to move water away and it should be a sealed lid to keep moisture from the space.

In this case, the sump system was built into a dirt floor with an open pit.

After:

Advanced Basement Systems installed their Clean Space encapsulation over the dirt floor to seal the area and they installed a new pump and airtight lid to complete the job.
